      <image:caption>Design Strategy Because the existing building has good bones and very unique character, my goal going in is doing very little and trying to highlight as much of the building’s existing architecture as possible. The proposed changes are as follows: Opening up the Farrington corner with glazing. Infilling the damaged brick ala the Kintsugi method. Removing the existing sign canopy and replacing with an aluminum canopy. Repainting to highlight the intricate brick work above the canopies. Replacing the damaged tile base with new ceramic tile.</image:caption>

Leveraging early 20th century case studies like Unité d’habitation, this project reinforces the idea that retail, housing, and community spaces can all coexist. This project also challenges the notion that mixed used housing is solved. Instead it suggests that every mixed use project is a complex and unique amalgamation of existing conditions that requires ad-hoc solutions.</image:caption>

      <image:caption>There are many forces responsible for the housing crisis in Frogtown, St Paul but two that I’d like to highlight are rising rent to own ratio and very old housing stock. Due to the development of the Green Line LRT, home prices in Frogtown have been steadily on the rise despite many of these homes being built in the 1930s. This, coupled with a growing number absentee landlords create an unfavorable renting market for renters. The solution to this is not necessarily adding housing, but also adding human capital.</image:caption>

      <image:caption>Because the existing building has good bones and very unique character, my goal going in is doing very little and trying to highlight as much of the building’s existing architecture as possible. The proposed changes are as follows: Opening up the Farrington corner with glazing. Infilling the damaged brick ala the Kintsugi method. Removing the existing sign canopy and replacing with an aluminum canopy. Repainting to highlight the intricate brick work above the canopies. Replacing the damaged tile base with new ceramic tile.</image:caption>

Once upon a time the idea was that a retail building should provide plenty of parking for its patrons despite only being opened from 9 to 5.       <image:caption>The main component that ties these two different programs together is the half pipe, which, with some minor alteration, can double as a farmer’s market stall. With the introduction of a foldable counter at the back side of the half pipes, they can be turned into market stall in mere minutes. The safety railings at the top of the pipe also naturally double as the signage board. Double the uses, double the activity.</image:caption>

      <image:caption>The traditional drive thru restaurant is set up such that vehicles circumambulate the building. About a third of the building is kitchen space with most of the restaurant being dine-in or front of house space. By lifting the restaurant and eliminating the dine in - the whole building becomes the kitchen which means the production rate is increased. With this increase in production rate the restaurant can simultaneously handle more drive thru lanes which speeds up each transactions, hence more transactions can be had per day.</image:caption>

      <image:caption>Inspired by the tradition of using overhead cranes and rigs for lighting and stage props in theatres, the big atrium space contains a structural framework that supports overhead gantry cranes. Unlike in a traditional theatre where the overhead riggings are meant to be obscured behind the curtain, the system here is on full display. Working in conjunction with fork and scissor lifts below, the crane system actively participate in re-arranging the space for each programmatic need. With the kit of parts above, some of the programmatic elements that can be assembled include: esports venue church service gallery etc.</image:caption>
